Should Location Influence Your Property Investment Decision?

Filed under: Real Estate — Jason Myers @ 3:06 am

Surprising as it mean look, though “location-location-location” certainly is true when purchasing a home, it may or may not forever be true when purchasing investment real estate.

It makes perfect sense that a homeowner would be strongly pressured by the location of a property in which to live and raise a family over others. However this is not essentially so with rental property asset. In fact, real estate investors usually buy properties in areas they may not otherwise wish to live themselves.

This discrepancy over this golden law of real estate connecting homeowners and investors has a simple description. Whereas, a homeowner has a normal regard for all things that affect the family’s well-being, an investor on the other hand doesn’t usually live in the property. So they are never anxious by the position of the property, especially in situations where the investor lives outside of state and may not even check the property they purchase.

The most important fact about real estate investing is the bottom line. How does the rental property benefit the owner? Does it give return on investment cash flow, tax shelter, and increase? In other words, will the real estate financier make money if he or she spends in the property, and how much will be earned?

Certainly, that’s not to say that position has no power on investment choices. As a real estate investor, you should always research on normal trends of the area and get an impression for the direction in which it is going. You certainly would not want to purchase a rental property in the worst region of town (and for that matter, even in the best part of town) unless all signs are that the property will appreciate.

You may also have pause to invest in a location where there are very low residency levels or rents. It goes without saying that you do not to invest in a building that may, by its very postion, remain mostly empty or never have the ability to demand substantial enough rents to make your cash flow requirements.

The Decadence And Convenience Of Filtering Your Water

Filed under: Health — Terry Gordon @ 3:16 am

Even though water in most civilized places of the world is very safe, people still spend a lot of money on water filtration. This is really pretty amazing considering that clean water is available to anyone in a wealthy country who wants it, for free. This circumstance is likely completely foreign to people who live in parts of the world where safe water is hard to come by.

People in wealthy countries do value their money enough to not needlessly spend money. So there’s a good reason to buy bottled water and filters for tap water. Even though it may seem trivial to some, people will get filters to avoid bad taste or odors that can come from some water sources. Even worse, some water sources can have molds or bacteria introduced along the way.

The most common water filtration used by people at home is the carbon water filter. These are very popular because they come in different sizes and strengths for different applications. You can find carbon filter systems that will take care of a whole house, but some will even fit into a small water bottle.

Even though these sizes are available, they’re not the ones most people get. Because of size and ease of use, most people will get filters that come in a pitcher system or that fit to a kitchen water faucet. The two designs each have positive and negative aspects. The biggest thing that faucet filters have going for them is that you get as much filtered water as you need. You never have to worry about refilling the pitcher.

A lot of people prefer a pitcher type filter though. The upside of a pitcher filter is that you get chilled water since it’s recommended to put the filter into the refrigerator. You also don’t have a somewhat large filter obscuring the overall look of your kitchen water faucet. The down side is that it should be refilled each time it is used.

One thing to be clear about is that a standard charcoal water filter will not make unsafe water safe again. There are specialized filtration systems that will clean otherwise unsafe water, but it’s not the typical unit. Most water filters sold to the public are intended for removing excessive chlorine, cysts, and bad odors or tastes.

Is there really a difference between different kinds of carbon water filters? If you have problems with iron in your water, you may need to take it a step further and get an iron water filter.

Anxiety Attacks Can Be Started By Stress

Filed under: Finance — Kathy Nelson @ 3:14 am

Married men live longer than unmarried men, it is a fact that has been reported over and over again from various studies. Women seem to be able to tell when their husband needs to see a Dr before he knows himself and they make sure he eats sensibly and generally looks after himself.

Downsizing, Foreclosures and bankruptcy due to medical bills seem to be the norm for every news cast and newspaper headline at the moment. These situations put huge pressure on couples , your marriage can really suffer when finances become difficult to cope with.

You know how much pressure your spouse can handle, in these times of financial difficulty you must be more aware than ever before of these pressures and how they are affecting your partner. A job loss in the family or ongoing medical bills can quickly cause financial difficulties in the best organized family.

A job loss, medical bills piling up and foreclosure looming can push the best of us towards panic and anxiety, as a married couple you should be willing to work together and face these financial problems and discuss the panic that can be caused by financial worries.

During times of stress it can be difficult to work out what is normal behavior and what are the warning signs of a impending anxiety attack. If you notice your spouse showing signs of nausea, shaking and actively avoiding situations that they would previously have been happy to go to then it is time to discuss this with them and make an appointment to see a medical professional.

Suffering from anxiety is nothing to be ashamed of and you should speak to your partner about it as soon as you start seeing symptoms. As a couple you can discuss the stress that may be triggering the anxiety attacks. Do not fall into the blame game, it is very easy in times of financial stress to try and blame someone and that is usually the person nearest to you.

If you don’t discuss the anxiety that is affecting your spouse then they will not get better and it will carry on building up to a point where it will come out as a full blown anxiety attack that could end up with them in an emergency ward. Ignoring the situation will not make it go away.

Remember that your marriage is more important than any property, you can always get another house while it is a lot harder to build up the love and friendship that comes with years of marriage.

Understanding anxiety is something every person who has anxiety hopes for. Most anxiety sufferers feel no one understands, anxiety can make your life miserable, but it can be beaten.
